Planning Permission
Planning permission is not usually required, providing the work is internal and does not involve enlarging the building, however, sometimes permitted development rights relating to garage conversions have been removed from a property and we will contact the local planning authority on your behalf before proceeding. This is important particularly if you live on a new housing development or in a conservation area.
If work is proposed to a listed building, listed building consent may be required.

Building Regulations
The conversion of a garage, or part of a garage, into habitable space will normally require approval under
the Building Regulations. Some areas that must be considered are:
- In-fill garage door - where a garage door is replaced with a new wall along with, possibly, a window and/or door.
- Flooring - although the existing garage floor is likely to be strong enough for general domestic use, it may need upgrading in terms of damp-proofing and thermal insulation.
- Walls below ground level - depending on how the foundation has been built, there could be some wall construction needed below ground level.
- Ventilation - any new room in a house must have adequate ventilation and the type of room determines what ventilation is required.
